The commission engine is the reason brokerages switch platforms. RealtorOS handles any commission structure — from simple 70/30 splits to complex graduated tiers with annual caps, franchise fees, desk fees, referral splits, and team distributions. Commissions calculate live as deals progress and go through an approval workflow at closing.

An 11-step calculation engine: total commission → listing/buying split → co-op payout → franchise fee → brokerage net → agent split → desk fee → referral fee → agent net → team splits. Pure function, fully testable.

Team Splits

Support for team deals with multiple agents. Define split percentages by role — team lead, team member, referral agent. The system distributes the agent's net commission automatically.

Cap Tracking

Track each agent's year-to-date commission against their plan's cap. Visual progress bar shows how close they are. Once capped, the agent receives 100% of brokerage net.

Approval Workflow

Commissions auto-generate as PENDING_APPROVAL when a deal closes. Broker/admin reviews the full breakdown, approves or sends back with notes. Approved commissions are locked.

Franchise & Desk Fees

Configure franchise fee percentages (deducted from brokerage gross before the agent split) and monthly desk fees (offset against agent payouts). Both factor into the waterfall.

How It Works

Set Up Plans

Broker creates commission plans in the admin panel — name the plan, choose the type, set split percentages, configure tiers/cap/fees. Assign plans to agents individually or in bulk.

Live Projections

As deals progress, the Commission tab shows a live waterfall breakdown. Agents see their projected payout. Adjustments (referral fees, team splits, plan overrides) update instantly.

Close & Approve

When a deal closes, the commission moves to pending approval. The broker reviews the full breakdown alongside deposit status, approves, and the commission is finalized.
